Solar for renters
Renters now have a real solar option: a plug-in kit you hang on your balcony and take with you when you move. The catch is your landlord. Most state laws stop utilities from blocking it, but not landlords. Ask first, get it in writing, and pick a no-drill mount.

Your landlord and the law
- Colorado: landlord and HOA protections from January 1, 2027.
- Virginia: landlords and local governments can’t ban the devices outright.
- New York’s bill: doesn’t require landlords, co-ops or condo boards to allow it.
- Everywhere else: your lease decides.
How to ask
- Pick a certified kit and a no-drill mount, and have the spec sheet ready.
- Explain it plugs into an outlet, needs no wiring changes, and comes down in minutes.
- Point out the safety certification. UL 3700.
- Offer to take it down when you leave, and ask for a written OK.
Is it worth it for a renter?
Often yes, because the kit moves with you. Payback is a few years in high-price states; see savings by state. If you expect to move somewhere with no sun on the balcony, factor that in.
Common questions
Can my landlord stop me from using balcony solar?
In most states, yes. The laws mainly deal with utilities. Colorado (from January 2027) and Virginia limit landlord bans. Elsewhere, your lease decides.
Do I need to tell my landlord?
You should. You're putting something on the outside of their building. A short written OK protects you.
What if I move?
Unplug it and take it. That's one of the best things about plug-in solar for renters.
What's community solar?
You subscribe to a share of a local solar farm and get credits on your bill. Nothing goes on your building. It's available in many states.
